Tenant Referencing

Before you move in the following will be required:

  • Identity immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and other relevant information to access affordability
  • A damage deposit equivalent to one and half months rent will be required before the start of the tenancy
  • Rent is payable monthly in advance


Landlord Fees

Fully Managed:

10% of Monthly rent (If the property lets for £700pcm, the fee will be £70 pcm)

  • Registering of tenants deposit with the Deposit Protection Service
  • Preparation and signing of tenancy agreement
  • Inventory: A comprehensive inventory detailing the condition of the property and contents
  • Collection of Rent
  • Issue monthly statements
  • Periodic (Quarterly) Property Inspections
  • Hold Keys throughout the tenancy
  • Pursue non-payment of rent and provide advice on rent arrears action
  • Arrange routine repairs & instruct approved contractors
  • Final move out inspection


Tenant Find Fee

Tenant find only: the equivalent equal to 95% of the monthly rent (minimum fee of £350 applies)

Tenant Find Fee if managed equivalent to 25% of first months rent (minimum Fee of £100 applies)


Additional optional fees and charges

Gas Safety Certificate: Gas safe registered engineer to carry out gas safety check on all appliances in the property £87

Energy Performance Certificate: An accredited domestic energy assessor will carry out an energy assessment of the property and produce an Energy Performance Certificate £75
